Mammoth Mountain is famous for the amount of snow it collects and homes in Mammoth Lakes are also subject to the intense snow loads of the eastern Sierra. Our climate is extreme year round and your home cannot be safely left unattended. Our job is to provide the constant monitoring, oversight, and preventative maintenance your investment requires and deserves.

What We Do

We’ll be your eyes and ears when you can’t be here. We’ll send you photos and text messages about urgent issues. We’ll help you with snow removal decisions, pest control, and home opens and closes. Typical services we offer are:

Home Opening Procedures

  • Open blinds and draperies.
  • Turn the water system on and check for leaks.
  • Adjust the thermostat to your specification.
  • Turn on interior-exterior lights as instructed.
  • House freshened up and aired out.
  • Turn up the water heater temperature.
  • Verify spa is working, clean and set to arrival temperature.
  • Stock the refrigerator and pantry per your instructions.
  • Place deck furniture on decks and patios.
  • Check that your home is clean and ready to be occupied with our opening procedures.

After You Leave – Closing Procedures

  • Remove all trash and take care of recycling after your departure.
  • Turn down the thermostat.
  • Turn off the water and drain the system.
  • Check to make sure all lights are off.
  • Reset the water heater temperature.
  • Draw the blinds and draperies.
  • Make sure the security alarm is set.
  • Coordinate the scheduling of your cleaning and laundry service.

Basic Peace of Mind Service Package (includes items 1-7)

  1. Weekly walk-thru inspections and monthly external walk-arounds, looking for potential issues. We do a diligent walk-thru of your home every week, room by room. Broken window from an ice dam, rodent issues, bear living under the porch – we look for anything out of the normal and communicate with you immediately.
  2. Home-opening preparations, after-visit inspection, and closing procedures. Whatever you need to have your home ready when you arrive, and safely shut down when you leave.
  3. Weekly drive-by inspections at least once a week and more often as needed in the winter. We are looking for problems such as snow loads, ice dams, broken windows, neighbors using your driveway as a parking lot, etc. Is your driveway bermed in from the last storm? Are the racoons having a party on your front porch?
  4. Emergency on-call service: Forget a key or garage door opener? Running toilet? Whatever the emergency, we are a just phone call away.
  5. Contractors & Vendors: We’ll provide home access and alarm service for those you’ve authorized entry into your home. We’ll follow up once they’ve left to ensure your house is secure.
  6. Complete winterization walk-through and preparation report. In late September or early October, we do a complete exterior walk around looking for gutters that need cleaning, irrigation lines that need to be drained or blown out, lower windows that need shuttering, patio furniture that needs to be secured; any number of items that need attention before the snow falls. We’ll send you a complete report and at your direction arrange those tasks you would like us to handle be completed.
  7. Quarterly log and record of home activity. With every quarterly billing you get a copy of our complete log of activities that occurred with your home, dates of walk-throughs, opens and closes, etc.

Basic Services Fee: $110 per month or $1,250 annually

Optional Personalized Services.

These services are on-demand. You may not need them, but they are just a phone call away.

  • Housekeeping and Maid Services Includes Home, Carpet and Window cleaning coordination and management.
  • Concierge Services such as restaurant reservations, tee-times, pre-arrival shopping and/or running various errands such as getting your skis or bikes tuned, and /or equipment repairs. We can also arrange to pull your snowmobiles out of storage and have them delivered to your home. Concierge services start at $35 hr.
  • Winter Exterior Snow Management includes entry, deck and roof snow removal. By annual contract or hourly per storm.
  • Act as the general contractor and direct and coordinate various home services and repairs. 10% of repair cost.
  • Property Maintenance: plumbing, electrical, appliance repairs, painting and summer landscape maintenance. Irrigation winterization line blow-out. $65 per hour or per incident bid.
  • Airport vehicle pick-up or delivery. $35.

About

We founded Mountain View Absentee Homeowners Service in 2014. Our goal is to provide you with the services you need to keep your home in excellent working condition, to have it ready for you when you arrive for a visit, to make sure it is clean and completely closed down when you leave, and to offer other amenities and services that will help make your time in the mountains the best and most relaxing time you can have.

We’ve lived in the eastern Sierra since 1980, and we know the community and surroundings well. We’ve experienced just about everything these mountains can throw at a structure, and have become expert at detecting potential problems before they become big problems.

Jim’s tenure owning and operating a backcountry resort completely off the grid provided him with experience in everything from construction to septic systems, record-breaking snowfall amounts to monsoon rains, and from constructing buildings to water systems to plumbing and electricity. You might say he’s learned to be a jack-of-all-trades when it comes to dwellings, and he’s sharpened his powers of observation in order to minimize or eliminate time-consuming, expensive problems. Eight years of absentee homeowners service for another respected business in town fine-tuned these skills for homes that are not always occupied.

Vickie’s side of the business offers the absentee homeowner a suite of extras to choose from that can maximize your free time in the mountains and minimize your time standing in lines or navigating through snowy parking lots. She handles the website, answers your emails, manages the billing, and  also maintains a social media presence for Mountain View, including a private Facebook group for our clients, up-to-date local event calendars, and frequent photos of the area, your home, and other interests.
